HOUSE RULES We reserve the right to refuse accommodation to, or demands from rude, disrespectful, and/or discourteous guests. We will not hesitate to terminate your stay at our discretion if you harass or verbally abuse your host or any of our staff. Please be aware of cancellation policy before you book! We do not refund reservation due to mistakes, changes of plans, weather conditions, medical issues, air companies delays, personal reasons etc.. So if this is a reservation starts in less than 28 days then there is no refunds. It's just Strict type of Airbnb policy, sorry for that.. Early Check-Ins are not guaranteed. Check-in is at 3 pm. An accepted request to book with us does not mean your early check-in time was approved. You will need to send us a message on the Airbnb platform to ask for permission to check in early. If we can accommodate you, we will. Late Checkouts must be requested and approved by our team prior to check out. If you stay past your 11am check out time without our prior approval, you will automatically be charged a penalty fee at the listing’s full next night price. Complaints. If you have a complaint about any aspect of the property (i.e., amenities, cleanliness, etc.), we are committed to remedying the situation. Upon notification of a complaint to Airbnb and/or to us, you are granting us with the right to access the property to allow us to resolve the issue and/or concern. Damages Accidents happen. In the event you have broken or damaged something (no matter how small), we appreciate you reporting it to us immediately so we can prepare to remedy the situation for you and/or our next guest. If the cost of repairs or replacement is more than $12, a resolution will be filed, and you will be billed accordingly. Be careful with air conditioning system, you are in the tropics, it must be ALWAYS SWITCHED ON in auto mode 68-78F, otherwise mold occurs and fine apply. Maintenance. Please understand that we are at the mercy of the schedule availability of contractors and handymen for all “fix-it” requests. Cleanliness. This is NOT a hotel. Don't expect the same service, like everyday cleaning.We provide 2 paper towel roll and 1 toilet paper rolls in each bathroom additionally, find them under the sink in the cabinet.We keep our cleaning fees low because you agree to clean up after yourself and leave the property in as good a condition as you found it. This includes doing all dishes, wiping clean the counters, stove, and oven, cleaning up any spills on the walls, ceilings, floors, completely emptying the fridge/freezer. and taking out your trash/recycling to the bins provided outside. PLEASE if your group is less than 8 people occupy for your rest only those beds you need. Help us to avoid washing unnecessary bed sets, thus to be eco friendly and save water usage. Dock area. You may use the entire area within the boundaries with your neighbors. But the fenced area is only up around your backyard. It means only patio&pool area is fenced and private. The passage down to the dock on the left side of the house is not fenced from the street access.We cannot guarantee your privacy in that area. Sometime the landlord go there to take the boat fishing. Strangers are not allowed, if you see someone, in the dock area, please let me know. iI is not recommended to leave valuables near the dock. The boat that is at the dock is private property not for your use, and you are responsible for any damage that may occur through your fault. So please don't touch it. For the safety and comfort of all guests, no weapons of any kind are allowed on the property, including those carried by visitors. The only exception is for individuals legally required to carry a weapon, such as active law enforcement officers. NO Drugs. If you use drugs or smoking cannabis indoor or outdoor on the property you will be charged a $2500 fine and we reserve a right to call the police. Pool There is no lifeguard at pool, swim at your own risk. The cleaning days for a pool maintenance are Monday and Friday. It’s a beachside windy area, so don’t be surprised with leaves from surrounding trees sometimes falling down into the pool, you may use a net to remove that debris.The pool guy service comes for a 15 min job, on service days don't be surprised please. Trash..You put your bagged garbage in the trash bins outside on the right side of the house. Every Sunday and Wednesday evening you must put these containers on the curb at the road for early morning trash pick-up. If you don’t do that and on the date of check-out we find those containers not emptied, we may charge 50$ fine We provide a vacuum, mop, broom & dustpan and a multi-surface cleaner for you to use during your stay. Valuable things. We are not responsible for your valuables, their damage or loss. Pets. We don’t allow pets, sorry. The fine is $300 Fire safety. We don't have a propane fire pit and we do not allow to make a bonfire, sorry for that. The fine is 500$ Occupancy, Declared Guests The maximum occupancy of your unit (including inside and outside spaces) is 10 people. At the time of booking your reservation all guests in your party must be declared by providing their full name. We reserve the right to charge an additional $100/day for undeclared guests. We reserve the right to terminate your reservation if occupancy exceeds 10 people. Unintended Uses. If you smoke inside the unit, damage the unit, disrespect the property, throw a party, or have a gathering with extra guests that are not declared in your initial booking you are breaking the rules and you will be charged with a $500 fine. Noise and parties To ensure a pleasant experience for all our guests and neighbors, we kindly ask you to adhere to the following house rules: No Parties or Events: Our home is intended for quiet, relaxing stays. Parties or events of any kind are strictly prohibited. This includes gatherings that may cause noise or disruption to our neighbors. Quiet Hours: Please observe quiet hours from 09:00 PM to 8:00 AM. During this time, we ask that you keep noise to a minimum, both inside the house and in outdoor areas. Respect for Neighbors: Please be mindful of our neighbors and avoid any loud conversations or activities, especially in shared or outdoor spaces. We use noise tracking system, and in case you brake these rules which caused discomfort and complaints we may charge a fine as $1000 Purpose of Stay We aim to be flexible with the length of stay for all our guests. However, we must protect ourselves from any guest who may attempt to claim tenancy under the BC Residential Tenancy Act. For this reason, all guests declared or undeclared (“Guests”) expressly agree to the following: Guests agree they will be visiting on a short-term basis only, for example: a single night, up to a week, or a month, or for an entire season (3 months). Guests agree the purpose of their visit is for travel, vacation, or insurance claim purposes. Guests agree: - the short-term rented unit is NOT their only home. - the short-term rented unit address will NOT be used on any of their personal identification such as driver’s license, health card, status card, passport, etc. - they will NOT bring any furniture with them when they arrive for their stay, nor will they move in any furniture during their stay. House Rules Violations Any violation to any single part of these house rules could lead to an immediate termination of your reservation and/or a fine as noted above. Check-in procedure.You will be provided a lock door code on the day of your check in, after cleaning is done. Florida wild life Florida is home to many animals and reptiles, especially small lizards and iguanas. You may occasionally encounter them outside the house, as we have no control over nature. Therefore, please don’t be surprised or alarmed—they are not dangerous. Always keep the doors closed to prevent them from entering the house.
