🌿 House Rules Thank you so much for taking the time to read through our home guidelines. These help ensure a smooth stay for you and protect the peaceful environment our neighbors enjoy. We truly appreciate your cooperation. 💛 🤝 Respect & Behavior We kindly ask everyone to treat our team with courtesy. We reserve the right to refuse accommodation or end a stay if a guest is rude, disrespectful, or verbally abusive to us or our staff. ⏰ Check-In & Check-Out Check-in: 3:00 PM Early check-in: Not guaranteed and must be requested through Airbnb. Late check-out: Must be approved in advance. If you stay past 11 AM without approval, the system automatically charges the full next-night rate. 🛠 Complaints & Issues If something isn’t right (amenities, cleanliness, etc.), please message us immediately. By reporting a complaint, you allow us or our team to access the property to resolve the issue. 💥 Damages Accidents happen — just let us know right away. If repair or replacement costs exceed $12, a resolution request will be filed. 🔊 Noise & Neighborhood Peace This is a quiet residential neighborhood, and we’ve made promises to our neighbors to keep things peaceful. 🎵 Music & Noise Rules Music outdoors is allowed during the day only. Maximum outdoor volume: 30 (controlled via the TV remote). Quiet hours: 9 PM – 9 AM During quiet hours, please avoid loud talking, laughing, or music outside. After 9 PM, all music must be indoors with doors closed. If neighbors complain: $500 fine If police are called: $3,000 fine 🚫 No Drugs No drugs or cannabis use is allowed anywhere on the property. Violation results in a $2,500 fine and possible police involvement. 🚫Undisclosed Pets If a guest brings a pet without notifying us before arrival, a fee of $100 per pet, per night will apply. If an undisclosed pet causes damage, excessive cleaning, odors, flea treatment, or any additional expenses, a $300 pet security/damage charge may also apply, in addition to any documented repair or cleaning costs exceeding that amount. ❄️ Air Conditioning You’re in the tropics — the AC must always stay ON in Auto mode, 70–78°F. Turning off the AC can cause mold and may lead to fines. 🛠 Maintenance We do our absolute best, but repairs depend on contractor availability. Thank you for your patience with any “fix-it” requests. 🧼 Cleanliness This is a private home, not a hotel, and we keep cleaning fees low so guests help maintain the space. Before checkout, please: • Wash dishes • Wipe countertops, stove & oven • Clean spills on walls, floors, & surfaces • Empty the fridge & freezer completely • Take trash & recycling outside We provide: • 2 paper towel rolls • 1 extra toilet paper roll per bathroom (under the sink) 🗑 Trash & Recycling Trash bins are located at the back service street. Grey bin: bagged trash Blue bin: recycling (no plastic bags or trash bags) 🎥 Security Cameras For safety, outdoor cameras are located: • In the backyard overlooking the pool • At the driveway facing the entrance (No cameras inside the home.) 🌡 Heated Pool If you’d like pool heating: $59 per day Charged daily until checkout Heating takes 2–10 hours depending on weather Please request ahead so we can get it started. 🧹 Cleaning Supplies You’ll find a mop, broom, dustpan, multi-surface cleaner, and laundry pods in the laundry room. 💎 Valuables Please keep valuables stored safely. We’re not responsible for loss or damage. 👥 Occupancy & Guest List Maximum occupancy: 16 people (inside + outside) All guests must be declared with full names at booking Undeclared/extra guests: $150 per person per day Exceeding 16 people may result in immediate cancellation. 🚭 Unapproved Activities Smoking indoors, property damage, parties, or gatherings with undeclared guests will result in a $500 fine. 🏠 Purpose of Stay Guests agree the stay is short-term only and for travel, vacation, work, or insurance needs. Guests also agree that: The home is not their primary residence The address will not be used on ID No personal furniture will be brought into the home ❗️ Rule Violations Any violation of these rules may result in fines or immediate reservation termination. 🔐 Check-In Code Your smart lock code will be sent on check-in day once the home is fully cleaned and ready. 🔥 BBQ Grill Propane is not provided. If the tank is empty, guests may refill it at a nearby shop. 🌿 Landscaping & Pool Care We’re in a breezy beachside area — leaves may fall into the pool. Feel free to use the net anytime. Pool and landscaping staff come Mondays & Fridays and will only access outdoor areas. 🏡 Visits & Property Access We’ll always notify you before entering the home, except in a fire or life-threatening emergency.
